On-boarding your property: On signing a Property Management Agreement with us, you will be assigned a specific Property ID. This provides a secure access to your tenancy agreement/s, deposits, rent and all bills relating your property, for easy online access.
Detailed Inventory check: Inventory management is an important part of our service. Before and after an agreement, we conduct a detailed inventory check noting all furniture, fittings, fixtures, damages and the general state. This inventory list is agreed with your tenant so we ensure the property is handed over in the same condition when the agreement ends.
Tenant Exit Check: When a tenant vacates, we do a thorough exit check. The final settlement is provided to the tenant upon deduction of unpaid bills, unpaid rent, and costs of repairs.
Property Marketing: If the property is vacant, we will advertise it through numerous channels like local broker networks, MNC clientele, social media, and traditional media. We also provide a video walk-through of the property.
Property Rental: Upon confirmation of a tenant, our team completes the negotiation to get you the best offer with background verification. Upon your confirmation and NOC, the lease agreement is signed with the tenant. They are legally your tenants managed by us (no sublet). All agreement formalities, token, deposit and rent cheques collection is handled through us.
Repairs and Maintenance: We believe in setting up a preventative maintenance policy to identify and deal with repairs. Any work in the property requested by the tenant, and approved by you is coordinated by us.
TDS certificates/Form 16s: In the event the tenant is a company, and there is a TDS deduction, our team will follow up and source the TDS certificates every quarter for your income tax filing.
Tenant Relationship Management: We strive to maintain a cordial relationship with all our tenants so we can ensure that your property is secure and well-maintained.
